I’m delighted to share that I’ve been featured in YPN (Your Property Network) Magazine, where I discuss one of my favourite property investment strategies: generating paper profits through lease extensions.
In the interview, I share my journey into property investing, from buying my first flat in London in 2001 to discovering how lease extensions became one of the most effective ways to create value without undertaking major refurbishment works. I also explain how changes in the mortgage market led me to specialise in short lease properties and develop the strategy I use today.
The feature explores my “Triple Threat” approach to maximising profits by combining lease extensions, refurbishment and remodelling where appropriate. I also discuss why properties with between 55 and 80 years remaining on the lease often present some of the best investment opportunities, together with the importance of understanding lender requirements and carrying out thorough due diligence.
The magazine also includes a detailed Enfield case study, demonstrating how a one-bedroom flat with a 64-year lease was purchased, the lease extended, and the property refinanced to release over £52,000 in equity, all without major refurbishment. It’s a practical example of how lease extensions can create significant value while leaving very little capital tied up in the deal.
Throughout the interview, I also discuss the future of leasehold reform, buying freeholds where possible, sourcing short lease opportunities, and the lessons I’ve learned from more than 20 years of investing. My aim is to show investors how the right knowledge and strategy can turn short lease properties into highly profitable opportunities.
